Preparation Is Key When Painting Exterior Woodwork Like Timber Garage Doors

Paint flaking off your timber garage doors ? Mouldy window frames? New exposed wood repairs on the outside of your house? If the answer is yes to any of these questions, then it is time for an exterior paint job. A good paint job is not purely about aesthetics, but about protecting your external timber from the damaging effects of the weather. Furthermore, its cost effective to add a protective coat of paint before the weather rots your garage doors, your window frames or your new repair project. Unfortunately, you can’t just apply a quick flick of paint.

Make sure to give yourself enough time to prepare the wood before you paint it. The first step in this process is to check the weather forecast for your area. You will require dry weather for the duration of your project. The duration of your project will depend on the amount of exterior timber to be treated, the condition it is in and the number of helping hands you have available.

That done, look the wood over for any sign of moss or mould. Moss is relatively obvious and tends to grow around timber garage doors and window frames, but mould can appear to be simple dirt on old paint. The easiest way to check for it is to wet an area and then rub it. Any mould will feel slimy. Apply a timber specific mould killer once you have scrubbed off all the moss and as much mould as you can. Unless completely removed, mould will penetrate the protective paint film and grow through subsequent paint applications.

Sunlight will disintegrate paint over time giving it a chalky appearance and turning large areas like timber garage doors from glossy to matt. This chalky residue will also need scrubbing off. All flaky and stained paint should be sanded away to completely remove ensuring the edges are feathered. Use a wood primer paint on any exposed, sanded or new repairs. Note: It is imperative that any newly sanded spots are primed immediately and not left overnight. Otherwise, by the morning, dew will have pushed under the paint curling up the edges and will need sanding off all over again.

The best way to prepare your timber door and window frames is to scrub with a scouring pad to get into the edges and recesses. Loose, crumbling putty needs to be removed and replaced. Its worth using a synthetic putty if you’re short of time since the traditional version takes two weeks to cure. The bottom section of window frames and garage doors are often exposed to the damaging UV rays of the sun at a 45degree angle which subjects the paint to double the damage affecting a vertical surface. If you have ever wondered why the bottom of your garage door is more faded than the top, this is why. We suggest closing up your garage completely when not in use!

Preparation complete, choose a dry but preferably not scorching day to apply paint to your exterior timber. Highlight external features such as timber garage doors or contrasting window frames with gloss. It often looks better to apply a matt finish to weatherboard! For great gloss, apply at least 2 coats of paint. It is best not to simply grab the cheapest exterior paint you can find. The finished result will stand testament to your skills (and taste) for a long time if prepared properly!

Choosing flooring for your home is often one of the most important decisions you will have to make as a home owner. One thing that was odd in the house I grew up is that each room had different color and textured carpet. The kitchen flooring was berber, the living room was a frieze/shag and the bedroom carpet was plush. Another thing was odd is that my bedroom had red carpet, the boys had brown, the kitchen was white/blue/gray and the living area was beige. How did any of that tie our home together? I am sure the people who bought our home immediately tore out the flooring and replaced it.

Flooring does depend a lot on personal style. This is a surface that every day you will use. Family and friends will use the surface for walking on, sitting on, accidentally spill their drinks on and play on. It needs to be durable and practical for your family and friends. If you are the hostess of many family gathering is it really wise to have white carpet throughout your home? As you begin the processes of choosing your flooring take several things into consideration. First you must determine a budget, consider the size of the room, what is the usage of the room, do you have kids and pets and how long do you expect the flooring to last?

Areas such as living rooms and bedrooms are areas that personal preference will take over. I have a thing for the comfortable look and feel of carpet. I think that with my children being small that they spend most of their time playing on the floor. Carpet provides the warm, comfy feel I enjoy in a living are. However many people really like wood floors with area rugs. This is a very good option for longevity but will be pricey to install. Wood can always be refinished which makes it the longest lasting option. Area rugs are inexpensive and can be used to add warmth to any room.

As with most home renovations, flooring can increase the market of your home. Take this into consideration if this home is just a mere stepping stone. Don’t spend astronomical amounts of money on a floor that you will not enjoy. If it a home that you are looking to spend the rest of your life in consider the upgrades otherwise choose a mid grade option that will tend to be on the neutral side of flooring options. These will the resale value of your home in the long term. Kitchen flooring and bathroom flooring are areas that will change the perception of your home. This is often what makes or breaks a home sale so consider this before doing something radical like adding carpet to your kitchen like my parents did.

Fixing Your House Before Selling It

Once you have decided to sell your property, you have to make it desirable. In this economic climate, curb appeal is important. With so much property for sale, it is important that you make your home stand out from the crowd. You need to start fixing your house before selling it.

The first thing is to ensure that the property does not have any gaping flaws. Things such as a leaking roof or broken windows need to be fixed. If a potential buyer sees something like this, you will probably lose them at the starting line. Make sure all plumbing is sound and all electrical wiring is safe. The place has to pass a property inspection and things like this come up howling red flags to potential buyers.

This does not mean that an expensive new roof needs to be put on, or all the windows replaced. Simply fix what is broken. Let the new owner of the property worry about whether they want to just keep repairing things, or if they want a state of the art renovation.

Once things have been made sound, the next thing is to get them clean. No prospective buyer is going to be impressed with a place that looks grimy. This is not to say you have to replace everything, but ensure things are clean. A good impression will go a long way.

Start with the carpets. Get them professionally cleaned if you need to do so. If they are too far gone, replace them with something inexpensive. It doesn’t have to be state of the art but it does have to look good. Treat tile or linoleum floors the same way. If there are stains or scratches on wood floors, put down a throw rug to cover them.

Move onto the walls. Wash them if possible. If they are too far gone for that, get some neutral colored paint. It might be an idea to consider neutral colored paint anyway, if you favor unusual decorating tastes. The popular decorating periodicals all favor neutral colors to give the prospective purchaser more of a canvas for their own ideas.

Pay attention to fittings, too. Dirty bathtubs, and stained sinks can also put people off. Ensure everything has had as good a clean as you can give it. Wash curtains and windows, too. Replace broken blinds or dingy shades. Remember the neutral color rule, and if the curtains are garish, change them. This applies for the family’s tastes in furniture and other items too. If the couch is garish, toss an inexpensive throw over it.

Remember to take some time in the yard. Keep the grass mowed, toys picked up if you have children. Curb appeal is the most important thing to consider when fixing your house before selling it.

And on the date when the house is shown, the smell of fresh baked brownies might not go amiss. Cultivate as favorable impression as is possible, and be a bit patient. The hard work just done will soon give way to a good sale.
